Walt Disney Parks and Resorts, a division of the Burbank-based Walt Disney Company, has acquired Yamaha Motor Corporation USA’s longtime 25-acre U.S. headquarters in Cypress. The property, located at 6555 Katella Ave., was purchased as Yamaha prepares to move its remaining local motor operations out of Orange County to Georgia.
Property records show Walt Disney Company’s Parks and Resorts division completed the purchase on September 23. Transfer tax records on the grant deed indicate the property sold for an estimated $115 million.
Avison Young, the firm that handled the sale, represented Yamaha Motor Co. in the transaction. Patrick Barnes, principal at Avison Young, stated, "This is a transformational moment for both Yamaha and the city of Cypress." Barnes also expressed expectations that the community will benefit from increased economic activity for nearby businesses and the continuation of Cypress’s long history of corporate investment.
The 25-acre campus, zoned for industrial use, encompasses a warehouse, flex space, and office building totaling 279,000 square feet. It covers an entire city block, with accessibility from Katella Avenue, Holder Street, and Yamaha Way. The site is recognized as one of the largest redevelopment sites in North Orange County, an area where available space is limited.
This sale occurs amid an environment where businesses are navigating rising tariffs and higher manufacturing costs. Yamaha Motor officials had previously indicated that moving its headquarters and selling the Cypress property are components of a broader strategy to enhance the profitability of its U.S. operations in response to changing market conditions. The Iwata-based company originally acquired the Cypress land in 1978 and established its U.S. headquarters there in 1979.
Yamaha had incrementally moved operations out of Cypress, relocating its marine business to Kennesaw, Georgia, in 1999, followed by its motorsports operations in 2019. Prior to this sale, only corporate and financial services remained at the Cypress location. Yamaha officials previously stated intentions to lease the entire property back until December 31, 2028, to finalize the transition to Georgia.
With this acquisition, Disney, which stands as Orange County’s top employer, now controls a significant industrial and office property situated approximately seven miles, or a 15–20-minute drive, west of Disneyland Resort in Anaheim. Officials from Yamaha and Disneyland Resort did not provide a statement on Friday regarding the transaction.
