Costa Mesa womenswear retailer Z Supply is doubling its headquarters footprint to 54,475 square feet at 3500 Hyland Ave., as Orange County Business Journal reported, following major gains in production, revenue, and local hiring.
The expansion was made possible after neighboring tenant L Space vacated a 16,142-square-foot office in the building. Landowner CJ Segerstrom & Sons offered the former L Space area along with an adjacent vacant warehouse to Z Supply President and co-owner Mandy Fry, who had been waiting years to expand the company's operational footprint at the site.
Z Supply originally moved into a 24,021-square-foot space at the Costa Mesa location in 2020, shortly after Fry joined the firm. At the time, Fry oversaw updates to the facility, replacing brown carpets and low ceilings to establish an open workspace while anticipating future growth. The company has now leased the entire building.
The commercial real estate expansion follows significant financial growth for the Orange County apparel brand. Z Supply recorded $120 million in revenue in 2024, representing a 20 percent increase from 2023. Chief Financial Officer Ann Fong stated earlier this year that the company was on track to reach $200 million. To support this growth, Z Supply expanded its local headcount to 135 employees as of September, a 39 percent increase over two years, with the new building footprint intended to accommodate additional staff.
Z Supply began moving its design, merchandise, and production teams into the former L Space office space in May. Staff inside the upgraded facility are currently developing the spring and summer 2027 collections. The new section houses a design studio stocked with fabric swatches, archives of past styles, and relocated fitting rooms where teams finalize design specifications before sending them to factory partners for full-scale production. The expanded layout also includes a design book library created for employee inspiration.
Subsequent construction phases at the Costa Mesa location are scheduled to begin soon. Interior demolition of the remaining vacant space is set for January, with construction following in April. Z Supply plans to build up to six new stages in its photo studio to allow multiple teams to shoot simultaneously, alongside investments in new lighting and camera equipment. Fry noted that the company may eventually rent the studio space to outside businesses. The main warehouse—which houses archives and shipping operations—will also move into a larger storage space featuring loading dock access, with full occupation of the building targeted for July 2027.
Founded by co-founders Greg Garrett and John Zhao around a line of knit sweaters, Z Supply has broadened its product catalog under Fry's leadership. The company introduced loungewear in 2020, later adding activewear, eyewear, and sleepwear. Its latest expansion came in July with the launch of a denim line, which Fry told the Business Journal has become a top performer among retail partners.
Z Supply distributes its apparel through a mix of direct-to-consumer e-commerce and wholesale partnerships with nearly 3,000 independent boutiques across the country, ranging from Southern California to Ennis, Montana. The company maintains a long-standing department store partnership with Bloomingdale’s across 26 locations and select web pages, but it does not distribute to other department stores or operate its own brick-and-mortar storefronts.
To protect its network of 2,200 retail partners, Z Supply refrains from running online markdowns or sales on its website, avoiding direct price competition with the independent shops that stock its lines. Fry told the Business Journal that the company remains focused on organic growth while maintaining healthy operations across both wholesale and digital channels.
